By accessing or using LeaseAI at tryleaseai.com (the “Service”), you agree to be bound by these Terms of Service (“Terms”). If you do not agree to these Terms, do not use the Service.
These Terms constitute a legally binding agreement between you (“User,” “you,” or “your”) and Palmer Software (“Company,” “we,” “us,” or “our”), operated by Max Palmer, Westfield, Indiana.
By creating an account or using the Service, you represent that you are at least 18 years of age and have the legal capacity to enter into this agreement. If you are using the Service on behalf of a business or organization, you represent that you have authority to bind that entity to these Terms.
LeaseAI is an AI-powered lease abstraction platform that uses artificial intelligence to extract, summarize, and organize key data points from commercial and residential lease documents. The Service is intended to assist real estate professionals, attorneys, property managers, and other users in analyzing lease agreements more efficiently.

You must create an account to access the Service. You agree to provide accurate, current, and complete information during registration and to update such information as necessary.
You are responsible for maintaining the confidentiality of your account credentials. You agree to notify us immediately at hello@tryleaseai.com if you become aware of any unauthorized use of your account. We are not liable for any loss or damage resulting from unauthorized access to your account due to your failure to safeguard your credentials.
You are responsible for all activity that occurs under your account, including all content uploaded and actions taken through your account. Each account is for a single user; sharing accounts or login credentials is prohibited unless you have a multi-seat plan explicitly allowing it.
You must be at least 18 years old to create an account. We do not knowingly collect information from minors. If we become aware that a user is under 18, we will terminate that account.
All payments are processed through Stripe, Inc., a third-party payment processor. By providing payment information, you agree to Stripe's Terms of Service and authorize us to charge the applicable fees to your payment method.
LeaseAI may offer free and paid subscription tiers. Paid plans are billed on a recurring basis (monthly or annually, as selected). By subscribing to a paid plan, you authorize us to charge your payment method automatically at the beginning of each billing period.
If we offer a free trial, you will not be charged until the trial period ends. You may cancel before the trial ends to avoid charges. If you do not cancel, your subscription will automatically convert to a paid plan.
You may cancel your subscription at any time through your account settings or by contacting us at hello@tryleaseai.com. Cancellation takes effect at the end of the current billing period. You will retain access to paid features through the end of the period for which you have paid.
All fees are non-refundable except as required by applicable law or as expressly stated in a promotional offer. If you believe you were charged in error, contact us within 30 days of the charge at hello@tryleaseai.com.
We reserve the right to modify our pricing at any time. We will provide at least 30 days' advance notice of any price increases. Continued use of the Service after a price change constitutes your acceptance of the new pricing.
You are responsible for all applicable taxes, levies, or duties imposed on your purchase. Where required by law, we may collect and remit applicable taxes.
When you upload lease documents to LeaseAI, you grant us a limited, non-exclusive license to process those documents solely for the purpose of providing the Service. We do not sell your documents or their contents to third parties.
Uploaded documents may be transmitted to third-party AI model providers (such as Anthropic or OpenAI) solely for the purpose of performing lease extraction. These providers process data under their own data processing agreements and privacy policies. We contractually require these providers to treat your data as confidential and not use it to train their models beyond what is required to provide the Service.
By default, uploaded lease documents are processed and then deleted from our servers. If you choose to enable document storage within the Service, your documents will be retained until you delete them or close your account. See our Privacy Policy for full details on data retention practices.
We implement commercially reasonable technical and organizational measures to protect your data. However, no method of transmission over the internet or electronic storage is 100% secure. We cannot guarantee absolute security.
You retain all ownership rights to the documents you upload. You may request deletion of your data at any time. See our Privacy Policy for more information on your rights.
AI models can and do make errors. Extracted lease data may be incomplete, inaccurate, or misinterpreted. You acknowledge and agree that:

The Service, including its software, design, branding, algorithms, and documentation, is owned by Palmer Software and protected by intellectual property laws. Nothing in these Terms transfers any ownership rights in the Service to you.
You retain ownership of all documents and content you upload to the Service. You grant us a limited license to process that content solely to provide the Service. You represent that you have all necessary rights to upload and process the documents you submit.
If you submit feedback, suggestions, or ideas about the Service, you grant us a non-exclusive, royalty-free, perpetual license to use that feedback to improve the Service without any obligation to you.
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW:
Some jurisdictions do not allow the exclusion of certain warranties or the limitation of liability for certain damages. In such jurisdictions, our liability is limited to the maximum extent permitted by law.
You agree to indemnify, defend, and hold harmless Palmer Software, its officers, directors, employees, and agents from any claims, damages, losses, liabilities, and expenses (including reasonable attorneys' fees) arising from:

Upon termination, all licenses granted to you under these Terms will immediately terminate. We will delete your data in accordance with our Privacy Policy.
