How It Works
What is LeaseAI?
LeaseAI is an AI-powered commercial lease review and abstraction tool. Upload any commercial lease PDF and our AI — built on Anthropic's Claude — extracts 16+ critical data points (rent, escalations, renewal options, CAM caps, hidden clauses, and more) in about 30 seconds, returning a structured report with confidence scores for every field.
How does the extraction process work?
Simply upload your lease PDF at tryleaseai.com/#upload. Our pipeline reads every page, runs OCR if needed for scanned documents, then uses Claude to identify and extract key provisions. Results appear in a structured dashboard you can review, edit, and export — all in under 60 seconds for most leases.
What file formats does LeaseAI accept?
LeaseAI accepts PDF files, including digitally-created PDFs and scanned/image-based PDFs. Our OCR engine automatically detects image-based pages and converts them to machine-readable text before analysis. Word (.docx) support is planned for a future release.
How long does an abstraction take?
Most leases complete in 30 seconds or less. Longer documents (100+ pages) or heavily scanned PDFs may take up to 60 seconds while OCR processes the images. A real-time progress indicator keeps you updated throughout.
What data points does LeaseAI extract?
We extract 16+ fields including: tenant and landlord names, premises address, lease term and commencement date, base rent and escalation schedule, security deposit, renewal and expansion options, termination rights, operating expense structure (NNN / gross / modified-gross), CAM caps, permitted use, assignment and subletting restrictions, insurance requirements, and critical dates. Do I need to create an account to try it?
You can explore a detailed sample report without an account to see exactly what you'll get. To upload your own leases, you'll need a free account (under 30 seconds with email or Google sign-in — no credit card required). Every new account includes one free abstraction.
Can I edit the extracted results?
Yes. Every field is fully editable in the results dashboard after extraction. Low-confidence fields are flagged so you can click in, review the source text the AI referenced, and correct the value before exporting. Edits are saved and reflected in all exports.
What should I do before uploading a lease?

How much does LeaseAI cost?
Individual abstractions cost $15 per lease with no subscription required. For higher volume, our Pro plan is $49/month (5 leases/month included, then $12 each) and Teams is $149/month (20 leases/month included, then $10 each). Full details on the plans page.
Is there a free trial?
Yes. Every new account gets one free lease abstraction — no credit card required. You can also view our sample report before signing up to see the depth and quality of output you'll receive.
Can I pay per lease without subscribing?
Yes. Our pay-as-you-go option lets you purchase individual abstractions for $15 each with no commitment. This is ideal for brokers, attorneys, or tenants who only need a few abstractions per year. Subscription plans offer a lower per-lease cost for regular users.
What is your refund policy?
If LeaseAI fails to produce a usable abstraction — for example, if the document is corrupted or in an unsupported format — we'll issue a full refund. Submit refund requests within 7 days of the extraction to hello@tryleaseai.com and we'll process it within 48 hours.
Do you offer enterprise pricing?
Yes. For organizations processing 50+ leases per month we offer custom enterprise plans with volume discounts, priority support, dedicated onboarding, SSO integration, and custom SLAs. Reach out to hello@tryleaseai.com to discuss your needs.
What's included in each plan?
Pay-as-you-go includes single lease abstractions with full export. Pro adds a monthly lease allowance, priority processing, and API access. Teams adds multi-user access, shared dashboards, and role-based permissions. See the full feature comparison on our plans page.
Security & Privacy
How is my data secured?
All data is encrypted in transit with TLS 1.3 and at rest with AES 256-bit encryption. Our infrastructure runs on SOC 2-compliant cloud providers, access controls enforce least-privilege, and we never train AI models on your lease documents.
Where is my data stored?
Your lease documents and extracted data are stored on encrypted servers in the United States. We use AWS infrastructure with data centers in the US-East region. All storage buckets are encrypted, versioned, and access-logged.
Who can see my uploaded leases?
Only you can access your uploaded leases and abstracted results. LeaseAI employees do not access customer documents unless you explicitly request support and grant permission. We never share, sell, or use your documents to train AI models.
How long do you retain my data?
Uploaded lease PDFs are automatically deleted from our servers within 24 hours of extraction. Your abstracted results (structured data, not the original PDF) are retained in your account until you choose to delete them. You can permanently delete all data from account settings at any time.
Is LeaseAI SOC 2 compliant?
We are currently pursuing SOC 2 Type II certification (estimated Q3 2026). In the meantime we follow SOC 2 Trust Service Criteria — security, availability, confidentiality — as the foundation of our security program. Our infrastructure providers (AWS, Vercel) are already SOC 2 certified.
Is LeaseAI suitable for confidential lease documents?
Yes. Our security controls (encryption in transit and at rest, automatic PDF deletion within 24 hours, no model training on customer data) are designed for sensitive commercial real estate documents. Enterprise plans additionally support dedicated infrastructure and custom data-retention agreements.

LeaseAI is built on Anthropic's Claude — one of the most advanced large language models available. Our extraction pipeline is specifically tuned for commercial real estate lease language, including NNN, gross, modified-gross, ground leases, and retail percentage-rent structures.
How does LeaseAI handle scanned or image-based PDFs?
Our pipeline includes an OCR (Optical Character Recognition) engine that automatically detects image-based pages and converts them to text before analysis. While digitally-created PDFs yield the highest accuracy, scanned documents still achieve 90%+ accuracy in most cases.
Does LeaseAI miss any clause types?
LeaseAI focuses on the 16+ most critical commercial lease data points. Highly unusual or bespoke clauses outside those fields may not be explicitly flagged.
